What's the difference between tenant placement and property management?
Tenant placement covers everything needed to get a qualified tenant into your property, from pricing and marketing through lease signing and move-in. After that, you handle day-to-day management such as rent collection and maintenance, or you can hand it off to a property manager. If you need a recommendation for a contractor or vendor, we can share trustworthy, reliable companies we have worked with for years.
How long does it take to find a tenant in North Atlanta?
It depends on the property, price, and season. Appropriately-priced homes in North Atlanta typically lease within a few weeks. Our pricing strategy is designed to keep vacancy time as short as possible.
Do I have to be in Georgia to use your services?
No. Many of our clients live out of state or out of the country. We handle showings, screening, and move-in locally, and all documents can be signed electronically.
How do you screen tenants?
We review credit, criminal background, eviction history, income, employment, and prior rental references. Every applicant is evaluated against the same written criteria in compliance with Fair Housing laws.
Do I get to approve the tenant?
Yes. We present qualified applicants along with our recommendation, and the final decision is always yours.
